Sanibel Homes
There is a wide selection of homes on Sanibel that offer the
wonderful Island lifestyle you’re looking for. Whether
you’re looking for a getaway or estate home there is a wide
variety to choose from. You’ll find all the information on

Inland
Homes range in price from $439,000 to $1,000,000 +
depending on location, size and amenities. Most have a short
bicycle ride or drive to the beach.
Near Beach
Homes range in price from $450,000 to $2,995,000. with a
short walk to the beautiful beaches of Sanibel. Most have deeded
beach access. You can walk, bike or jog on the beach from one end
of Sanibel to the other stretching about 12 miles. Shelling is some
of the best in the world. There is a nice selection of homes from
modest to ultra luxury.
Golf Course
Homes range in price from $599,000 to $3,750,000. The
three golf course communities on Sanibel are the Dunes, Beachview
and the Sanctuary. Wow, this category also offers homes from
modest to ultra luxury. The Dunes Golf and Tennis Club offers an
18-hole championship, par 70 golf course redesigned by Mark
McCumber in 1995. Beachview Golf and Tennis Club offers an 18-hole,
par 71 golf course. Both are open to the public and are excellent
golf courses that are challenging and fun to play. Private tennis
and golf lessons are available. The Sanctuary is a private course
with only 350 equity members and a fantastic 18-hole, par 72 golf
course, designed by Arthur Hills of Toledo, Ohio.
Canal Front
Homes for the boater range in price from $569,000 to
$3,195,000 for a modest home to an ultra luxurious home. Boat
access to the Bay and Gulf is just minutes away for fishing, water
skiing and enjoying your day on the water. There is so much to
explore by boat. Some of the surrounding Islands are only
accessible by boat like North Captiva, Cayo Costa and Useppa.

Bay
Front homes range in price from $1,295,000 to $4,800,000
with wonderful views of the San Carlos Bay, Tarpon Bay or Sunset
Bay. Some of the homes offer boat dockage but all have beautiful

frolic in the water. This category also has a good selection of
modest to luxury homes.
Gulf
Front Homes range in price from $2,795,000 to
$10,000,000. With the beach at your doorstep you can go for a
swim, go shelling and take a long walk along the pristine shore.

Sanibel Condominiums

Beach Condos offer one, two or three bedroom floor plans

paths. Most have a pool and tennis courts. Prices range from
$329,000 to $ 599,000. Some of the units are fully furnished.
Bay
front Condos offer one, two or three bedroom floor plans
with good rental income. Condo’s on the bay offer pool,
tennis courts and, in some cases, boat dockage. Prices range
$545,000 to 899,000. Some of the condo’s come furnished.
Gulf
View and Gulf Front Condos offer one, two and three
bedroom floor plans with good rental income. Amenities include
pool, tennis, jacuzzi’s and sometimes an on-site rental
office. Rental income will increase the closer you are to the Gulf
of Mexico and if the condo is in top shape you’ll get repeat
business year after year. Prices range from $539,000 to
$2,100,000. Most of the condos come fully furnished and ready to
go.
Luxury
Gulf Front Condos offer spacious two, three to four
bedroom floor plans and are more like a home. Many residents like
the idea of a maintenance fee vacation home that a luxury condo
provides. Most are located in a smaller, more private complex that
take full advantage of the gorgeous Gulf-front views. Amenities
include pool, tennis and sauna’s. Prices range from
$1,225,000 to $3,595,000.
Sanibel Vacant Land
With a limit of only 9,000 total units to be built on Sanibel, land
is at a premium. There are still some very good buys on vacant
building lots on the Islands. Prices will continue to escalate
because the City of Sanibel is an incorporated city and over half
the Island is conservation or federally regulated wildlife
land.
Prices for vacant land start at $289,000 to over $1,000,000 for
near beach, $599,000 to $1,395,000 for canal front, $655,000 to
$4,800,000 for Bay-front and $2,199,000 to $15,750,000 for a Gulf
front parcel. You can build 3 Gulf-front homes on this parcel.
You can build your dream home with one of the
wonderful builders on the Island. Prices per square foot start at
$225 and can go to over $500 for a luxury home. I’ll be

Captiva is a smaller
Island and is only 4 miles long with gorgeous beaches, abundant
wildlife and a quiet tranquil lifestyle. Enjoy a glass of wine
while you watch the sunset. Homes on Captiva can be rented
weekly, so if you’re looking for rental income you can do
very well year round. Here are the available homes on
Captiva.
Captiva Homes
Near Beach Homes prices range from
$1,095,000 to $4,300,000 depending on size and amenities. The
quiet ambiance on Captiva can be found on the small, unpaved
private streets
Roosevelt
Channel & Bay front (boating access) prices range from
$1,495,000 to $5,995,000, again depending on size and amenities.
Homes in this category go from modest to ultra luxurious. Boating
to the intra coastal waterway is just moments away.
Gulf-front
Homes on Captiva range in price from $2,950,000 to
$8,990,000 and all offer beautiful views of the Gulf of Mexico and
sunsets. This is the ultimate in Island living. Some of the homes
are located Gulf to Bay, meaning that the front of your home has a
view of the Gulf and the back looks over Pine Island Sound with
boating access. For some, this is the best of both worlds.
Captiva Condos
Near
Beach Condos offer one and two bedroom floor plans with
the beach or bay just a short walk away. Amenities include pool
and tennis courts. Prices range from $485,000 to $750,000. Most
of these are sold furnished and offer good rental income.
Bay-front
Condos offer one, two and three bedroom floor plans. Most
offer boat dockage as well. Amenities include pool and tennis
courts and great rental income. Prices range from $529,000 to
$2,499,000 furnished and ready to go!
Gulf
Front Condos offer one, two and three bedroom floor plans
as well with beautiful views of the Gulf of Mexico. Amenities
include pool and tennis courts and excellent rental income. Prices

Luxury

Captiva Land
Captiva is a smaller Island with higher prices than
Sanibel. Prices for land on Captiva continue to escalate and with
so little land available this will continue. Currently there are

Roosevelt Channel and Bayfront and $3,495,000 to $4,595,000 for a
